Planning permission was granted in November 2010 for the construction of a four-bedroom, traditional barn-style residential dwelling (148 sq m) in the Metropolitan Green Belt. ‘Planning Policy Statement (PPS) 7 Sustainable Rural Communities’ advises that a special justification for isolated new houses in the countryside is required and specific tests are to be set out in the policy. We successfully demonstrated that the provision of a new dwelling was essential for the operation of the existing equestrian business in accordance with policy requirements. The Planning Application required the preparation of a comprehensive Planning Statement, Business Plan and Design and Access Statement (prepared in collaboration with WCEC Architecture).
