'Royal Oak' public house, London, SW4

The re-development, on the Clapham / Brixton border, replaced a public house with staff accommodation over and features a bar (within Use Class A4) on the ground floor, with basement cellarage and 6 two-bedroom and 3 one-bedroom residential apartments over. Winford Developments demonstrated that there were plenty of pubs in the area to satisfy Lambeth Council’s policy for community facilities and entered into a legal agreement with Lambeth the providing for a car-free development.
Architects, SWA, carefully considered the scale, massing and design of the proposed development. The building form is well-articulated, such that the building mass is not be out of scale or overpowering in the landscape and presents attractive faces at this reasonably prominent site at the corner of Lyham Road and Crescent Lane.
The building has recently been completed and is now ready for occupation by its new residents.
